Warm Residential Rule

Always use 2700K-3000K warm white for residential living spaces. Never use cool white (4000K+) in bedrooms or living areas.

Wet Zone Flooring

Never use glossy or polished tiles in wet zones. Always specify slip-rated (R10+) matte finishes for bathrooms and kitchens.

Grout Line Alignment

Floor tile grout lines must align with wall tile grout lines at junctions. Mark on floor before tiling begins.

Banned Materials

Never specify: Glossy laminate, Chrome hardware, LED strips without diffuser channels, Exposed wiring in living spaces.

Greenery Standards

For minimalist projects, use fine-leaf evergreens only. No large-leaf tropicals (monstera, fiddle leaf) in Japandi or Scandinavian schemes.

Approved Fixture Brands

Specify only from approved luxury lighting partners. Budget alternatives require Director approval.

Corridor Width Standard

Minimum corridor width: 900mm for primary paths, 750mm for secondary. Never squeeze below 750mm.

Accessories and Props

Ceramics must have matte, non-uniform textures. Metals must be brushed or aged. No shiny or mass-produced accessories.
